What a proper boiler service includes

A service is not a visual inspection with a sticker at the end. We check gas rate and burner pressure against the manufacturer's data, take combustion readings with an analyser, inspect and clean the burner, heat exchanger and condensate trap, check the flue and its seals and terminal, test the expansion vessel charge and pressure relief, examine the seals and electrical connections, and confirm the controls and safety devices actually operate.

Then we look at the system the boiler has to work with: system pressure, inhibitor level, the magnetic filter if there is one, and radiator temperatures. That is where the early warnings live. Most boilers that fail in December were telling somebody in September, and a service is the appointment where that gets heard.

Certification is issued on completion wherever possible, which matters if you are a landlord, selling, remortgaging or simply keeping a manufacturer's warranty valid. The analyser reading tells us whether the burner is running as designed, and the gas rate tells us whether the appliance is getting the input the manufacturer specified. Together they catch faults long before symptoms appear, and both figures are recorded for you rather than kept to ourselves.

Flue integrity and ventilation

Flue joints, supports, seals and terminal clearances are inspected along their accessible length, including inspection hatches where fitted, and ventilation provision is checked for the appliance and the space. Flue faults are among the most serious things a service exists to find.

Expansion vessel, pressure and condensate

A vessel that has lost its charge shows up as pressure swinging while the boiler heats, then repeated top-ups and relief discharge. A condensate trap silting up causes lockouts. Both are quick to put right during a service and disruptive to deal with as a breakdown.

System water, inhibitor and filtration

Boilers are usually killed by the system, not by themselves. We check inhibitor level and empty the magnetic filter where one is fitted, and recommend power flushing only where the readings support it.
